First LEED Gold under LEED BC! First LEED Gold in the City of Vancouver!

It is no accident that the City of Vancouver National Works Yard is the first project submitted under LEED BC to receive GOLD level certification. The City of Vancouver has a long history of leadership in environmental matters, including its Energy by-law and its participation as a founding member of the ad hoc group that developed the adaptation of LEED for British Columbia, a group that also included the GVRD (Greater Vancouver Regional District), the Province and BC Buildings Corporation.

The City of Vancouver National Works Yard is recognized for its innovation in several areas.

Water use reduction:
•Drought resistant landscaping eliminates the need for permanent irrigation systems.
•Rainwater is collected, treated and used to flush toilets in the building.
•Waterless urinals, low flow fixtures and dual flush water closets combine to reduce water consumption.
This combination of high efficiency fixtures and rainwater collection results in a 75% reduction in potable water use.

Alternative Transportation:
•The project provides a 7,500 litre propane storage tank and refuelling for 125 vehicles out of the total vehicle capacity of 165 vehicles.
•The site is located close to Skytrain
•Bicycle storage and showers are provided for occupants.

Regional materials:
•75% of the materials used on the project were locally manufactured
•23% of the materials were locally harvested.

Indoor Environmental Quality:
•To create a more comfortable environment, operable windows and lighting control provide occupants with control over their own work environment.
•Displacement ventilation systems provide fresh air where it is required.
•Temperature and humidity is monitored and controlled to provide comfortable conditions for employees and patrons.
•Low VOC (Volatile Organix Compounds) materials are used throughout, including: paints and adhesives, carpets, sealants and coatings, composite wood products.
•Mechanical and lighting systems use 60% less energy than required under the Model National Energy Code for Buildings (MNECB)
